With the advent of the internet, just about any type of good or service can be bought or sold online -- including houses. This method of buying and selling property has been increasing in popularity in recent years.
PRO: Save money on commission fees from selling conventionally through a real estate agent.
PRO: Can reach a wide audience of buyers by listing your home on a popular For Sale By Owner (FSBO) site. Not all of these sites are created equal though. Some are free to use, some are not. Paid sites will tend to have higher search engine ratings and draw more traffic to your listing. They also will typically have higher quality listings in general and may provide additional tools (yard signs, marketing materials, lock boxes, general support, etc.) that free services would not offer.
PRO: You're in the driver seat. You set the asking price, coordinate showings, negotiate with buyers, and handle all facets of the selling process yourself. That being said, some aspects can be outsourced, for a fee of course.
CON: The same pro's mentioned above can just as easily turn into con's if you are an inexperienced seller. The money saved in commission fees can be be completely offset by pricing your home $20,000 too low, for example. On the flip side, pricing $20,000 too high will cause your house to stay on the market for a long time.
CON: Taking on all of the responsibilities of selling your own home will be very time consuming.
